Back Framing and Roofing
The back framing has been completed, as well as the roofing. The slab seal was also finished and the radon gas pipe is installed. This week, the client has selected the deck surface, fireplace and all of the necessary plumbing fixtures.

Main Floor and Roof Trusses
Winter weather has arrived here in the Okanagan, some mornings this past week were a chilly -10C none the less we had good progress this week. All perimeter walls and interior walls were built and placed, roof trussed were lifted on Thursday and the roof sheathing was mostly completed on Friday.

Subfloor and Framing
Due to the Rememberance day weekend, our framing crew was not available until Tuesday morning, thus a 4 day work week. We over engineered the floor joists to build a stiffer floor, the joists were laid out to miss key drain lines for plumbing. The entire subfloor was installed using subfloor adhesive and screws to eliminate the possibility of any floor squeeks. Window & door placements were reviewed, laid out and all of the exterior walls were standing by the end of thw week.

Walls, damp proofing and drainage
On Monday November the 4th we stripped the footings and started setting the wall forms. Underground plumbing was installed and all inspections were completed. Walls were poured on Wednesday and stripped on Thursday. On Friday morning the foundation damp proofing was completed, 4" perforated pipe was installed for the weeping tile, 1" washed broken rock and landscape fabric was used to cover all the weeping tile. Rainwater drain lines were installed at the 4 corners of the house. Weeping tile and rain water leaders all drain to a 7' x 7' x 8'deep rock pit. The rock pit was filled with 3"-6" cobble and protected with landscape fabric. Back filling was completed on Monday November 11th.

Excavation & footings
Excavation started on October 30th. On October the 31th, connections were made for power, sewer, and water. Footing materials were delivered along with a 1000 lb plate tamper. Geotechnical and plumbing & electrical inspections were done near noon on the 31st. The 24" x 8" footings with 3 rows of 15 mm rebar were placed on the afternoon of the 31st and the morning of November 1st. Footing were inspected at 2:30 PM on Friday, concrete was poured at 3:30 PM.
